Rates shown on this site
The rate board on this site shows the 30-year and 15-year fixed rates from Freddie Mac’s Primary Mortgage Market Survey® (PMMS): national weekly averages, provided by Freddie Mac and updated weekly. The chart beside them shows the same survey’s weekly averages over the past 12 months, and the week-over-week change compares this week’s average with last week’s. The strip at the top of each page shows the same 30-year fixed average and its APR, calculated the same way. The APR shown beside each rate is illustrative: it assumes a $400,000 loan amount, $0 Section A lender fees, and 15 days of prepaid interest, and it will differ for your own loan. None of these figures is an offer, quote, rate lock, or commitment to lend. Your actual rate and APR depend on your credit, loan amount, property, program, and market conditions on the day you lock. Rates are always subject to change. The rates shown are for fixed-rate loans; on an adjustable-rate loan, the APR may increase after consummation (closing).

Each one starts from example figures you can change: the Refinance calculator’s starting new rate is this week’s Freddie Mac 30-year average, and Estimate My Rate starts from this week’s Freddie Mac 30- and 15-year averages with simple adjustments for credit score and down payment, not live pricing. If those averages can’t load, the homepage estimator and Estimate My Rate use a sample rate instead and label it as one. They do not reflect an actual rate, payment, or loan offer. For real figures, talk to a licensed advisor.
